What Years of Subcontracting Taught Us About Roofing

Before Dimensional Pro Construction worked directly for homeowners, we were a roofing installation subcontractor for some of the largest roofing companies in Texas. We saw how roofs get sold, scheduled and built at volume. Some of what we learned is worth passing on, because it is exactly what a homeowner cannot see from the ground.

Not sure what shape your roof is in?

The price is set before anyone looks at the decking

At volume, jobs are often priced from aerial measurements. Nobody knows the decking is rotted until the old roof is off. Then the crew either replaces it and the price changes, or covers it up. When you get a quote, ask what decking replacement costs per sheet, in writing, before work starts.

Old flashing gets reused

Tearing out and replacing step flashing, counter flashing and vent boots takes time. Reusing them is faster. It is also where most leaks on "new" roofs come from. Ask whether every piece of flashing and every vent boot is being replaced.

Valleys get shortcuts

Valleys carry more water than any other part of the roof. A properly lined valley with leak barrier underneath lasts. A valley shingled over with no barrier is a leak waiting for a heavy rain.

Ventilation gets ignored

Most jobs replace whatever vents were there before. If the attic was poorly ventilated before, it stays that way, and the new shingles cook from underneath. A replacement is the cheapest time to fix it.

Nailing matters more than brand

Shingles have a nailing zone and a required nail count. Nails placed too high, or too few, are why shingles blow off in the first strong wind. It is invisible once the next course goes on.

Cleanup is part of the job

Roofing nails in a driveway mean flat tires. Nails in a yard mean hurt feet and damaged mowers. A magnetic sweep takes minutes and gets skipped when crews are rushing to the next job.

Why we went on our own

We wanted to do every one of those details right, on every roof, and stand behind the work directly. That is what the business became: a family-owned company in Justin, owned by Jimmy and Jeanette Barrett, doing roofing and exterior work across the Dallas-Fort Worth area.

Ask us about any of the above on your quote. Call (855) 741-ROOF.
