Roof Repair in Justin & the DFW Metroplex

Roof repair fixes one failure without replacing the whole roof: a cracked pipe boot, shingles lifted or torn off by wind, a worn valley, flashing that pulled away from a wall or chimney, or rotted decking around an old leak. Most roofs with one problem can be repaired. Replacement makes sense when the damage is spread across the roof.

What most roof repairs actually are

Most of the repair calls we get come down to a handful of parts. A plumbing vent boot whose rubber collar has cracked in the Texas sun. Shingles that wind lifted along a ridge or edge, breaking the seal that holds them down. A chimney or wall flashing that was never stepped correctly. A valley that has worn through, or a nail that backed out and lifted the shingle above it.

Each of those is a local problem, and the rest of the shingle field is usually fine. We would rather fix the part that failed than talk someone into a replacement they do not need. Several of our long-term customers first called us about one cracked pipe boot.

How we decide between a repair and a replacement

Four things decide it: how old the roof is, whether the damage is in one place or everywhere, what is under the shingles, and whether there was a storm. A roof in its first ten years with one problem is almost always a repair. A roof past 20 years that keeps leaking in new rooms is usually near the end, and a repair laid over rotted decking will not hold.

Several of the homeowners who call us about one small problem turn out to have hail bruising across the whole roof from a storm a year or more earlier. If we find storm damage while we are up there, we show you the photos and tell you whether it is worth filing.

Storm repairs and your insurance

Hail and wind damage goes through your homeowner's insurance policy, and on an approved claim your out-of-pocket cost is your deductible. Patching storm damage yourself before the adjuster sees it can make the claim harder to prove, so call before you climb up with a tube of sealant.

If water is coming in now, we tarp the roof the same day and make the permanent repair once the deck is dry enough for it to bond.

Signs your roof needs a repair

  • A cracked or split rubber collar on a plumbing vent boot
  • Shingles lifted, creased or missing after a wind event
  • Shingles in the yard after a storm
  • Flashing pulled away from a chimney or wall
  • Water spots on ceilings or the tops of walls after rain
  • Granules collecting in gutters and at downspout outlets
  • A roofline that dips or sags

Roof Repair questions

How much does a roof repair cost?

It depends on what failed and how much of it. A single cracked pipe boot is a small job, and rotted decking around an old leak is a bigger one. The inspection is free, and your price is agreed in writing before any work starts. If a storm caused the damage, your insurance claim may cover it.

Can you repair just part of my roof?

Yes. Most repairs cover one part of the roof: a pipe boot, a valley, the shingles wind lifted along a ridge or edge, or the flashing along one wall. Several of our long-term customers first called us about a single cracked pipe boot. We fix the part that failed and leave the rest alone.

Is it worth repairing an old roof?

Up to a point. Architectural shingles are rated for 25 to 30 years, but North Texas heat and hail usually shorten that. A roof in its first ten years with one problem is almost always a repair. A roof past 20 years that keeps leaking in new places is usually telling you it is near the end.

Does insurance pay for roof repairs?

When hail or wind caused the damage, it usually goes through your homeowner's insurance, and on an approved claim your cost is your deductible. Wear and tear, like an old vent boot, usually is not covered. We tell you after the inspection whether the damage looks worth filing, and if it is not, we say so.

What causes most roof repairs in North Texas?

Most come from sun, hail and wind. The Texas sun cracks the rubber collars on plumbing vent boots, hail bruises shingles and dents soft metals, and wind breaks the seals that hold shingles down. Wind damage is easy to miss from the ground, and the next heavy rain is usually what finds it.
