Roofing changes slowly, but it does change. Some new products and tools make a real difference for homeowners. Others are mostly marketing. Here is our take on the ones we hear about most.
Not sure what shape your roof is in?
Free inspection scheduled within 24 hours. Free, with photos you keep.
Satellite and aerial measurements
Many contractors now measure roofs from aerial imagery instead of climbing up with a tape. It is fast and accurate for size and pitch. What it cannot do is see the condition of the shingles, the decking or the flashing. Use it for a ballpark, not a final price.
Drones
Drones are useful for steep or fragile roofs and for getting overview photos. But hail bruising is often only visible up close, by touch, and a drone does not look in the attic. A drone inspection should add to a hands-on inspection, not replace it.
Synthetic underlayment
This one is a real improvement. Synthetic underlayment has largely replaced felt paper. It is lighter, stronger, resists tearing, and holds up better if a roof is left open during a rain delay.
Impact-resistant shingles
Class 4 impact-rated shingles have become much more common in North Texas, and they matter here more than almost anywhere. They hold up better to hail, and many Texas insurers offer a premium discount for them. If you are replacing a roof, they are worth pricing.
Cool and reflective shingles
Shingles with reflective granules keep the roof surface cooler, which can reduce attic heat and cooling bills. They are available in more colors than they used to be.
Solar-ready roofs
If you are considering solar, the order matters. Replace an aging roof first, so the roof and the panels have similar lifespans. Removing and reinstalling panels to replace a roof later adds real cost.
Better leak barriers
Self-adhering leak barrier membranes in valleys, at the eaves and around penetrations have become standard on quality installs. They protect the spots where water is most likely to get under shingles.
What has not changed
None of these replace a crew that flashes walls and chimneys correctly, nails shingles in the right place and balances attic ventilation. Most roof problems still come from installation details, not materials.
