A new roof is a big expense, so it is natural to keep patching the old one as long as possible. But past a certain point, keeping an aging roof costs more than replacing it. Here is where that money goes.

Repeat repairs
One repair every few years is normal. When the roof needs something every year, those bills start to approach the cost of replacement, and each repair only fixes one spot on a roof that is wearing out everywhere.
Interior damage
An aging roof leaks more often, and every leak carries a second bill: decking, insulation, drywall, paint and sometimes mold removal. Those costs often exceed the roof repair itself.
Insurance
Some Texas insurers raise premiums on older roofs, limit coverage to actual cash value, or decline to write a new policy at all. A new roof, especially with impact-resistant shingles, can lower premiums with many carriers. Ask your agent what a replacement would change on your policy.
Energy
Old roofs often sit over attics with poor ventilation and tired insulation. A replacement is the easiest time to fix ventilation, which lowers attic temperatures and can reduce cooling costs.
Resale
An old roof is one of the first things a buyer's inspector flags, and buyers negotiate the cost of a new one off the price, often at more than it would have cost you. A newer roof also makes the house easier to insure for the buyer.
Storm claims
If hail or wind has damaged the roof, the replacement may be covered by your homeowner's insurance, and your cost is your deductible. Waiting too long can put you past the reporting deadline for that storm. An inspection will tell you whether that is the case.
Doing the math
Add up what you have spent on repairs and water damage in the last few years, your insurance situation, and how long you plan to stay. If the roof is past 20 years or storm-damaged, replacement is often the cheaper path.
How we handle replacements
A free inspection with photos, a written quote, a full tear-off with new flashing, leak barrier and balanced ventilation, and cleanup. If it is a storm claim, we handle the insurance side too. Financing is available for work insurance does not cover. Call (855) 741-ROOF.
