There is no single best roofing material. The right one depends on your house, your budget and your plans. Answer these six questions and the choice usually narrows to one or two options.

1. What is your budget, now and over time?
Architectural asphalt shingles cost the least up front and are the most common choice in North Texas. Metal and tile cost more to install but last longer. Think about the cost per year of service, not just the install price.
2. How long will you stay?
If you might sell within five to ten years, a quality architectural or impact-resistant shingle is usually the smart choice. If you plan to stay for decades, a longer-lasting material starts to make more financial sense.
3. How much hail does your house see?
In North Texas, the answer is a lot. Class 4 impact-resistant shingles cost more than standard shingles, but they hold up far better, and many Texas insurers offer a premium discount for them. Ask your agent what the discount would be before deciding.
4. Can your structure carry it?
Asphalt and metal are light. Clay tile, concrete tile and slate are heavy, and the framing has to be designed for that weight. Switching from shingles to tile often means structural work.
5. What style is the house?
Look at samples outside, next to your brick and trim, in daylight.
6. What does your HOA allow?
Many North Texas neighborhoods restrict materials, colors or profiles. Check before you fall in love with anything, and get approval in writing before material is ordered.
