Commercial Roof Coatings: Questions Owners Ask

Building owners often hear about restoration coatings from a vendor pitch and are not sure whether to believe it. These are the questions we get asked most, with plain answers.

Not sure what shape your roof is in?

Free inspection scheduled within 24 hours. Free, with photos you keep.

What is a roof coating?

A liquid-applied layer, usually silicone or acrylic, rolled or sprayed over an existing low-slope roof. It forms a continuous, waterproof and reflective surface on top of the old membrane.

Why not just replace the roof?

Sometimes you should. But if the existing roof is structurally sound and the insulation underneath is dry, a coating can extend its life for a fraction of the cost of a tear-off, with far less disruption to the building. There is no demolition, no debris in the dumpster, and no open roof over occupied space.

How long does it last?

Typically 10 to 15 years, depending on the product and thickness. At the end of that period, most coatings can be cleaned and recoated instead of torn off.

Does it save energy?

White reflective coatings reduce how much heat the roof absorbs, which can lower cooling loads on the floor below. How much depends on the building, its insulation and its cooling system.

When is a coating the wrong choice?

  • When the insulation under the membrane is wet. Coating over it traps the moisture and speeds up deck damage.
  • When the membrane has widespread splits, shrinkage or blistering
  • When the deck itself is damaged
  • When the roof has major drainage problems that have not been addressed
  • That is why every coating recommendation should start with a moisture survey. If your roof does not qualify, a good contractor will tell you.

    Is it disruptive?

Much less than a replacement. Work happens on top of the roof, tenants can usually stay open, and there is little noise compared with a tear-off. Weather sets the schedule, since coatings need dry conditions to cure.

    What else do you do?

Besides coatings, we install and repair TPO and modified bitumen roofs, handle commercial storm claims, and work on multi-family properties. For owners who need to spread the cost, financing is available on qualifying projects.
