A roof is easy to take for granted when it works. Here is what a properly built and maintained roof is actually doing for your house.

1. It keeps water out
The obvious one. Every part of the roof, from the underlayment to the flashing to the gutters, exists to move water off the house before it gets into the decking, insulation or walls.
2. It protects the structure
Water that gets past the roof rots decking, rafters and wall framing. A leak left alone for a season can turn a small repair into structural work.
3. It affects your energy bills
A roof with good attic ventilation and insulation keeps summer heat out of the living space. In a North Texas summer, that shows up on the electric bill. A poorly ventilated attic can run far hotter than the outdoor air.
4. It affects what your house is worth
An old or damaged roof is one of the first things a buyer's inspector flags, and buyers negotiate the cost of a new roof off the price. A newer roof is a selling point.
5. It affects your insurance
Some insurers raise premiums on older roofs or decline to write new policies on them. Impact-resistant shingles often qualify for a discount in Texas. And a well-documented roof makes storm claims easier.
6. It keeps pests out
Gaps at the eaves, damaged vents and soft decking give squirrels, rats, birds and insects a way into the attic. A sound roof with proper vent screens keeps them outside.
7. It sets the look of the house
On many houses, the roof is a large part of what you see from the street. Curling, stained or patched shingles make a whole house look worn. A clean, uniform roof does the opposite.
